Price per square foot in Granite Shoals was $246 over the twelve months ending October 15, 2026, against $224 the year before. The sample is small. In my read, price your home from the closest recent sales in Woodland Hills, Live Oak or Bel Air Sherwood Shores and the listings beside it, with a first price near where recent homes closed.

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

12 Granite Shoals homeowners have trusted my real estate team to sell their home in the MLS, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.
Every number on this page comes from Unlock MLS and is dated in the box at the top of the page.
Last updated October 16, 2026. Sales data covers the 90 days ending October 15, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of October 16, 2026.
Price per square foot was $246 over the past twelve months, against $224 in the twelve months before. That is the figure I read first for direction.
Both rest on small samples: 52 sales in the latest twelve months against 29 in the twelve months before, and the same 90 days last year had only 4.
The median sale price moved from $320,000 to $565,000, far more than price per square foot. In my read, that reflects which homes happened to sell.
Over twelve months the typical sale was $725,000 in Woodland Hills, $695,000 in Bel Air Sherwood Shores and $315,000 in Live Oak. The town scoreboard is on Selling in Granite Shoals? What Bel Air Sherwood Shores and Live Oak sales show
Buyers paid less than the first price. Homes closed at 91.6% of original asking over the last three months, against 94.3% across the Austin metro.
The typical home sold for $573,000 in those three months, and the typical resale for $675,000. New builds made up too few of the sales for a median of their own.
Original asking is the number a seller started with, and the gap to it is what buyers took off. That gap is the part of a past sale that last year’s number cannot tell you.
The record cannot say. New builds were 10.5% of the homes that closed in the last three months, too few to measure what they sold for, so it shows no new-build discount and no new-build premium.
What it does show is what builders ask, and that is in the next section.
Builder listings ask a median $359,900, or $230 per square foot, and resale listings ask $389 per square foot. Those are asking prices on both sides, so they compare with each other and not with what sold.
Builder asking runs from $279,000 to $1,150,000, so the median says little about any one house. Which builders and communities sit behind it is on What is your Granite Shoals home competing against, and who has already cut?
Two ranges carry a reading, and both rest on the twelve-month basis because each had fewer than 10 sales in the last three months. Each reading is for the range as a whole, and your street and your home’s condition can move it.
The $250,000 to $299,999 range reads balanced for that range.
The $300,000 to $349,999 range reads as a buyer’s market for that range. Why homes at any price can stall is on Why do homes wait longer for a contract in Granite Shoals than Marble Falls?
Start with the homes that sold at prices like yours, then set them beside the listings your buyer will see this month. The sold homes show what buyers accepted, and the listings show what yours will be compared with.
Homes here closed below their original asking price, so a first price near the closings starts closer to where sales have landed.
The appraisal district’s number is set for the tax roll, and a buyer’s offer is set by the homes the buyer can compare yours with. I cannot say how any appraisal will come out.
Watters International Realty is a real estate brokerage and not a tax or legal adviser. Questions about your own appraised value, your homestead cap, whether to protest, a PID or MUD assessment on your lot, or what a bond election would do to your own tax bill belong with a tax professional, and the record for your specific parcel is held by the Burnet Central Appraisal District (https://www.burnetad.org). What WIR can tell you is what a buyer would pay.

A home in Woodland Hills and a home in Live Oak can both be worth the town median to the wrong buyer and something else to the right one. Size, condition and the homes beside it decide.
So for yours: if a buyer toured it this week, what would the other listings at your price show them that yours does not?

Your appraised value and recent sold comps is where the market was yesterday. Tomorrow, the market is where your competition stands on price and features.
In Granite Shoals the competition is mostly other resales, so the comparison that sets your price is usually the resale next door.
