Top-Rated Real Estate Agents for Texas Buyers and Sellers

Why do homes wait longer for a contract in Granite Shoals than Marble Falls?

Quick answer

Granite Shoals homes that sold in the three months ending October 15, 2026 reached a contract in a median 113 days, against 65 in Marble Falls, and most took more than three months. That covers a town whose busiest subdivisions are Bel Air Sherwood Shores and Woodland Hills. In my read, a listing that waits is usually priced above what buyers have been paying, set against homes that already cut, and the MLS does not record the reason for any single listing.

Selling above $1M? Part of this market never goes online

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.

Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.

Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

How long do Granite Shoals homes take to reach a contract?

Days to contract run from the first listing date to the contract date, so a home that was relisted still counts from its first day. Over the three months, Granite Shoals homes that sold took a median 113 days, against 65 in Marble Falls.

Burnet, at 96 days, and Spicewood, at 104, are slower than Marble Falls too, though neither is as slow as Granite Shoals. The Austin metro reached a contract in a median 56 days.

For a seller planning a move, that is the number to hold. A plan that needs a contract in the first month has few precedents in this record, and the town scoreboard is on Selling in Granite Shoals? What Bel Air Sherwood Shores and Live Oak sales show

Is it the market or the price that makes Granite Shoals homes wait?

Supply does not explain the gap with Marble Falls. Granite Shoals carries 7.9 months of inventory and Marble Falls 8.0, almost the same.

Buyers in Granite Shoals still paid a smaller share of the first price, 91.6% of original asking against 93.9%. In my read, that points to first prices set above where buyers were willing to go, and the MLS does not record why any one price was chosen.

Are Granite Shoals homes selling slowly across the board?

Most of the sales were slow, and a few were quick. Only a handful of homes went under contract inside a month, and most took more than three months. The table below gives the full split.

The median hides that split. A listing in Granite Shoals either found a buyer early or waited a season, with almost nothing in between.

That shape matters for a price decision, because the record gives a seller two kinds of precedent and no middle one. Which group a listing lands in is a question for its price, and the homes already cut around it are on What is your Granite Shoals home competing against, and who has already cut?

What does the MLS record about each Granite Shoals listing?

Twelve listings failed to sell in the three months, a 38.7% share against 39.9% across the Austin metro. The share that failed to sell counts listings that expired or were withdrawn in those three months, as a share of every listing that expired, was withdrawn or closed.

The MLS does not record why a listing failed, and it holds no comparison of the homes that failed, so I cannot say what those twelve had in common. What I can show is what the sellers who closed did.

What did the Granite Shoals sellers who closed do?

Most gave up some of the first price. Homes closed at 91.6% of original asking, and 10.5% closed at or above it.

In a town where the typical sale took 113 days, closing meant meeting a price that a buyer would sign. The record shows the price and the days, and it does not show the negotiation behind them.

The homes that sold also lean older, with more built before 2000 than in any later period. The MLS does not say whether age helped or hurt any one sale, so I leave that comparison alone.

How many Granite Shoals homes for sale have already cut their price?

Most of them. The homes for sale have been listed a median 102 days so far, and most are below their original asking price.

That is the field a new listing joins, and it is the one a seller prices against. Each home on it is a buyer’s alternative, and who they are is on What is your Granite Shoals home competing against, and who has already cut?

Does my price range make a difference?

Two ranges carry a reading, both on the twelve-month basis, and each reading is for that range as a whole.

The $250,000 to $299,999 range reads balanced.

The $300,000 to $349,999 range reads as a buyer’s market for that range, and your street can move it. What a buyer would pay for your own home is on Selling in Granite Shoals? Your situation

A seller in Woodland Hills or Bel Air Sherwood Shores is not waiting on the same buyers as one in Live Oak. What every listing shares is a first price that buyers either accept or work down.

For your house: if it went up at your number, would it be among the few that found a buyer in a month, or the many that waited past three?

Why does a home fail to sell?

Chris’s position, WIR positions library, approved September 9, 2026.

A home that does not sell has a price problem, a promotion problem, or a product problem, and usually the seller was told it was the market. Plenty of homes are marketed badly, by agents who have no system for following up and no system for responding the minute a buyer raises a hand.

The numbers here fit the price part of that: most of the homes for sale have already come down from their first price.
