Top-Rated Real Estate Agents for Texas Buyers and Sellers

How do Elgin buyers price a resale when a new home is on the same tour?

Quick answer

In the three months ending October 15, 2026, Elgin resales closed at 92.6% of original asking, a little further below their first price than new builds did. Buyers also paid less per square foot for a new build than for a resale. A buyer prices your resale against the new homes on the same tour, and your own number comes from a walkthrough of your home.

How do new-build and resale prices compare in Elgin?

New builds closed at a median $151 a square foot and resales at $179.

The median sale price follows the same order, $281,250 for new builds and $292,250 for resales, so a new build is the lower number on both measures.

Neither median adjusts for size, age or condition, so they describe the two groups, and your home sits somewhere inside one of them. A buyer who sees one price per square foot on one tour and a different one on the next is not comparing like with like, and the resale seller has to make the difference visible. A buyer who tours both is weighing a lower price per square foot against a home that has been lived in. How a resale seller turns that weighing in the home’s favor is on Which builders are listing homes at your price in Elgin, and where?

What do Elgin buyers pay compared with the first asking price?

Elgin buyers paid 93.2% of the original asking price over the last three months. New builds closed at 93.8% and resales at 92.6%, so resale sellers gave up a little more of the first price.

Both groups closed below the 94% line I use for a buyer’s market, which is the reading for the town overall. Which market your home is in depends on its price point.

Can the record show a nearby new build hurting my price?

The record cannot say that for any one home. The MLS shows what each home sold for and when, and it does not show what a nearby new build did to a neighbor’s price.

What it does show is that most of Elgin’s selling is new construction, so a buyer who has a finished new home on the same tour will compare yours with it. That comparison is real even where its effect on your price cannot be measured from town figures.

The typical Elgin home that sold had 1,826 square feet of living area, so a gap of a few dollars per square foot is a gap across the whole house. Size, age and condition all move the result, and no town median adjusts for them.

Has the price an Elgin buyer pays come down since last year?

Elgin buyers paid $165 a square foot over the past twelve months, against $181 in the twelve months before.

Whether your home moved by the same amount depends on its size, its condition and the price range it lists in, and the town figures cannot say. A seller anchored to last year’s number is anchored to a period that closed higher, and the walkthrough replaces that anchor with this year’s evidence.

The timing side of the question is on Is this fall the time to list your Elgin home, or should you wait?

What do Elgin builders and resale sellers ask per square foot?

Builder listings ask a median $158 a square foot and resale listings ask a median $193. Both are asking prices, which show what sellers hope for, and the closed prices above show what buyers paid.

A buyer sees both kinds of number on the same afternoon. The homes that go under contract and the ones that stall are explained on Is your Elgin listing stuck? What to check before you blame a slow market

Will a buyer pay what my appraisal says?

An appraisal district sets a value each year for tax purposes, and what a buyer pays is settled in the contract. An appraised value can sit above or below what a buyer would pay, and the sold comps behind it were set before the listings a buyer sees now were priced.

Watters International Realty is a real estate brokerage and not a tax or legal adviser. Questions about your own appraised value, your homestead cap, whether to protest, a PID or MUD assessment on your lot, or what a bond election would do to your own tax bill belong with a tax professional, and the record for your specific parcel is held by the Bastrop Central Appraisal District (https://www.bastropcad.org). What WIR can tell you is what a buyer would pay.

I do not predict appraisal outcomes. The full set of Elgin figures, including the 78621 ZIP code, is tabled on What do the 78621 housing numbers mean if you are selling in Elgin?

Elgin buyers choose among a lot of new homes. A comp from last spring tells you what someone paid then, and the buyer on your tour is looking at what is listed this week.

For your home, then: set beside the new builds a buyer will tour with it, what would make yours the one they choose?
