In the three months ending October 15, 2026, the typical Elgin home took 74 days to go under contract, and more homes sat in the slowest group than in any other. A listing caught in that slow group usually has a price problem, a promotion problem or a product problem, and in my read the price and the finished home next on a buyer’s tour come first.

Elgin is a slow market. The typical home needed 74 days against 56 for the Austin metro, and half of the closed homes took longer than that. Days to contract means the days from the first listing to the signed contract. A median is the middle home, so any one listing can land well on either side of it.
The table splits the closed homes into four groups. The quickest group is the smaller end of the spread, with 27 homes under contract in 30 days or less.

| Days on market | Homes sold |
|---|---|
| 30 days or less | 27 |
| 31 to 60 days | 24 |
| 61 to 90 days | 29 |
| More than 90 days | 58 |
Neither side of the market is quick. New builds reached contract in a median 72 days and resales in 83.
In the last three months, 68 Elgin listings failed to sell, meaning they expired or were withdrawn without a sale. That is 33.0% of every Elgin listing that reached an outcome either way (sold, expired or withdrawn), against 39.9% for the Austin metro.
Most sellers who list in Elgin do sell, and the town’s share is at or below the metro’s. The MLS does not record why a listing failed, so this page cannot say what the 68 had in common. It looks at what the sold homes did and what the live listings are doing.
Most of them gave up some of the first price. Homes closed at 93.2% of original asking, and 23.2% closed at or above it, so a seller who got the first number was in the minority.
Speed followed the price range. Homes in the lowest range with enough sales went under contract in a median 48 days, and homes in the next range up in 65.
In the highest of the three ranges, $300,000 to $349,999, the median was 87 days, the slowest of the three. That range reads as a buyer’s market for that range, and a seller there is waiting on a buyer who has more homes to choose from.
The ranges are tabled on What do the 78621 housing numbers mean if you are selling in Elgin? and what each means for timing is on Is this fall the time to list your Elgin home, or should you wait?
57.7% of the homes for sale in Elgin are listed below their original asking price, close to the Austin metro’s 58.9%. The typical home for sale has been listed 65 days so far.
In my read, many of those cuts are first prices correcting toward what buyers had already been paying, and a listing that opens near recent closings skips that step. A buyer reading a listing history in a town where cuts are this common sees a cut as ordinary, so the first price carries more weight than the later ones. Who is listing at your price is on Which builders are listing homes at your price in Elgin, and where?
The seller controls the first price, the condition of the home and how fast anyone who asks about it gets an answer. Each of those can be set before the first showing, which is why I look at them before I look at the calendar.
A first price near recent closings puts the home in front of the buyers who are ready to move. A home that is move-in ready gives a buyer comparing it with a new one a reason to pick it. A quick reply to a buyer’s agent keeps the tour on the schedule, because the agent has other homes to show that afternoon.
Promotion matters more in a market this slow. A listing that gets a prompt answer when a buyer’s agent calls, and a follow-up when a buyer goes quiet, keeps its place on the tour while the listings around it wait.
What buyers pay beside a new build is on How do Elgin buyers price a resale when a new home is on the same tour?
A listing that is not moving usually has one of three problems, and an address shows which. Run your address to see where yours stands.
Elgin sells slowly as a town, and some homes sell quickly inside it. The gap between the two is mostly a pricing decision made in the first weeks of a listing, in my read, and a seller sees the result before the market explains it.
For your listing, then: if a buyer set it beside the others on the same tour, would the price and the condition give them a reason to choose it?

Chris’s position, WIR positions library, approved September 9, 2026.
A home that does not sell has a price problem, a promotion problem, or a product problem, and usually the seller was told it was the market. Plenty of homes are marketed badly, by agents who have no system for following up and no system for responding the minute a buyer raises a hand.
Elgin is slow enough that the market deserves some of the explanation. Price, promotion and product decide which listings go under contract inside it.
