Top-Rated Real Estate Agents for Texas Buyers and Sellers

Is this fall the time to list your Elgin home, or should you wait?

Quick answer

In the three months ending October 15, 2026, Elgin homes closed at 93.2% of original asking, which reads as a buyer’s market for the town overall, and one price range with enough recent sales reads as a seller’s market. In my read, sell now if your home is move-in ready and you will price it to recent closings in its own range, because which reading applies to you depends on your price point.

Did Elgin homes sell for more a year ago?

Over the last three months the typical Elgin home sold for $281,749, against $299,500 in the same three months a year earlier.

Waiting for the earlier figure to return means asking for a price Elgin buyers have stopped paying. What that does to your own home’s number is on How do Elgin buyers price a resale when a new home is on the same tour?

Are Elgin buyers still closing on homes?

Fewer homes closed in the latest three months than in the same three months a year earlier, 138 against 147.

Buyers who have already chosen a house are in the pipeline right now: 16 homes are active under contract and 87 are pending.

New supply keeps arriving beside them. In the last three months 228 homes came on the market while 138 sold, so a seller who lists now joins a crowd of listings that are all waiting for the same buyers.

Buyers are present in Elgin, and the timing question is how many other sellers they can choose from. A seller who lists into that supply gains little from waiting for a better week and gains a lot from a first price that matches what recent buyers paid, since that price is the one a buyer’s agent compares first.

What does 6.9 months of inventory say about timing?

Elgin carries 6.9 months of inventory, which is the time it would take to sell every home for sale if no new ones came on. The Austin metro carries 6.0.

I treat that as a supporting number. What buyers paid against the first asking price decides the reading, and the two can disagree. In the lowest range with enough recent sales, months of inventory is 9.4 even though homes closed at a seller’s market share of their first price. In my read builders price those homes to sell, and new builds are just over half of what is for sale there. Where supply and the price reading disagree, I go with the price reading, because it is what buyers actually paid.

Which price range is my home in, and what does it say?

Elgin as a whole is a buyer’s market, with homes closing at 93.2% of original asking over the last three months. Which market your home is in depends on its price point, and the table shows the three ranges with enough recent sales to read.

Table 1. Elgin homes by price range. Sales are from the 90 days ending October 15, 2026; homes for sale are as of October 16, 2026. A range is a seller’s market when homes sell for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Each reading is for that price range only; a different price point changes which market a home is in. Only price ranges with at least 10 sales in the last 90 days are shown. Source: Unlock MLS.

$300,000 to $349,99935$299,9909570658.1buyer’s market

The lowest range in the table closed at 97.3% of original asking, a seller’s market for that range.

The next two ranges closed at 93.8% and 92.5%, each a buyer’s market for that range.

The lower of the two was the busiest range in town, with 52 sales in the last three months, so a seller there has the most recent closings to price against.

The higher of the two was the slower, at a median 87 days to contract against 65. In that range a buyer’s market comes with a longer wait as well as a lower share of the first price, and a seller there should plan for both.

The next range up had only 9 sales in the last three months, so I read it on the twelve-month basis, where it reads as a buyer’s market for that range. The ranges from $400,000 to $499,999 read the same way on the twelve months.

Does the new construction around Elgin change when I should list?

It changes who you are listed beside. Builders list most of the homes for sale in Elgin, so a resale lists next to finished homes in Briarwood, Eagles Landing and the other builder communities. Your situation

Elgin closes homes at a steady pace and adds listings faster than it closes them, so the timing question usually turns on price. A home that opens near what recent buyers paid meets the same pipeline as everyone else, and a home that opens above it meets the pipeline after a cut.

For your house, then: at the price you would list at, does it look like the home a buyer picks over the others on the same tour?
