Top-Rated Real Estate Agents for Texas Buyers and Sellers

What would a buyer put on the contract for your Burnet home this month?

Quick answer

A buyer will put a number on your Burnet home that follows what is for sale beside it, and in the three months ending October 15, 2026 resales sold for $225 per square foot and new builds for $178. Your appraised value and recent sold comps show where the market was yesterday, whether the buyer is touring a new home in Creekfall or a resale in Council Creek.

In my read, your own number depends on your size, condition and price range, and the walkthrough is the only route to it. The twelve-month price trend is on Should you list your Burnet home this fall, or wait for a better price?

Selling above $1M? Part of this market never goes online

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.

Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.

Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

50 Burnet homeowners have trusted my real estate team to sell their home in the MLS, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.

What these numbers mean if you are selling is on Is Burnet a hard place to sell when so many homes are below their first price?, and every number on this page is also broken out in the tables on Why does Burnet carry more months of inventory than Marble Falls or Bertram?

Does a new build nearby lower what my Burnet home is worth?

A new home nearby gives a buyer a reference price, and the sold figures show how the two kinds of home compare. The typical resale sold for $381,000 over the last three months and the typical new build for $310,000.

Per square foot, the typical resale sold for $225 and the typical new build for $178.

Builders gave up more of their first price, with the typical new build closing at 89.6% of original asking and the typical resale at 91.3%. The chart below sets resales beside new builds on price per square foot sold.

What are builders asking in Burnet right now?

Builder listings in Burnet ask a median $320,920, or $193 per square foot. Resale listings ask a median $265 per square foot, so on asking prices the two kinds of listing sit far apart.

An asking price is an opening position and a sold price is a result, and I do not set one beside the other. Builder asking prices span a wide range, so a builder’s median says little about any one house. Which builders, communities and prices a buyer is touring is on Is the builder down the road really your biggest Burnet competitor?

Should I price my home from last year’s Burnet sales?

The median sale price in the last three months was $332,500, against $469,000 in the same three months last year, a gap I would read with care. The twelve-month direction is on Should you list your Burnet home this fall, or wait for a better price?

That gap is not the value of any one home. The three months hold only 52 sales, and 21.2% of them were new builds, which sold for less per square foot. In my read, the mix of homes that closed explains part of it. The timing question is on Should you list your Burnet home this fall, or wait for a better price?

Does my price range change what buyers pay?

Buyers paid different shares of the first asking price in different ranges, and the town reading is not the reading for every price point. Your own street and condition can move any of them. The reading for each range, with the share of original asking behind it, is on Why does Burnet carry more months of inventory than Marble Falls or Bertram? Why some homes wait for a contract is on Why do Burnet homes wait so long for a contract, and which ones go fast?

What closes the gap between my number and a buyer’s number?

A buyer’s number for a specific house moves with its condition, its street and the homes it is toured beside. None of those shows up in a town median.

Condition is the one a seller controls. In my read, a buyer who can choose a finished new home counts every repair an inspector is likely to find against a resale.

The street and the neighbors are fixed, which is why a buyer’s number for a house in an older neighborhood such as Council Creek can differ from a buyer’s number for one near Creekfall even when the two have the same square footage.

Is my appraised value what a buyer will pay?

The Burnet Central Appraisal District sets the value on your tax record, and the contract sets what a buyer pays. The two are separate records, and I do not predict appraisal outcomes.

Watters International Realty is a real estate brokerage and not a tax or legal adviser. Questions about your own appraised value, your homestead cap, whether to protest, a PID or MUD assessment on your lot, or what a bond election would do to your own tax bill belong with a tax professional, and the record for your specific parcel is held by the Burnet Central Appraisal District (https://www.burnetad.org). What WIR can tell you is what a buyer would pay.

Will your home hold its value next to a new build?

Condition and price range carry the answer, and both can be checked before you list. If that is you, the fastest way to know is to run your address.

Your situation

Only the walkthrough reaches a number for yours, because it takes in the condition, the street and the homes that will sit beside yours on the buyer’s list.

So the question for you is this: as your home stands this month, what number would a buyer write on the contract?
