Top-Rated Real Estate Agents for Texas Buyers and Sellers

Why do Burnet homes wait so long for a contract, and which ones go fast?

Quick answer

The typical Burnet home that sold in the three months ending October 15, 2026 took a median 96 days to go under contract.

Homes in the $300,000 to $349,999 range went fastest. Price is the main reason a listing waits, in my read, set against a finished new home in Creekfall on the same tour. In my read, Burnet is a slow market, and a seller should plan for that.

Selling above $1M? Part of this market never goes online

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.

Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.

Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

50 Burnet homeowners have trusted my real estate team to sell their home in the MLS, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.

How long do Burnet homes wait for a contract?

Burnet is a slow market, and the numbers say so plainly. Among the homes that sold, 28 took more than 90 days to go under contract and 9 took 30 days or less.

The 28 homes in the longest group outnumber the other three groups combined, so the typical wait is long even though 9 homes reached a contract within a month. The chart below shows the same split.

How does a Burnet listing’s outcome compare with the metro’s?

Listings that expired or were withdrawn without a sale made up 43.5% of every Burnet listing that reached an outcome either way in the last three months, against 39.9% for the Austin metro. Failing to sell is more common here than in the metro.

Expired means the listing agreement ran out with no contract, and withdrawn means the seller pulled the home. The MLS does not record why any one listing failed, so the reasons on this page are my read.

What did the Burnet homes that sold do?

Most sellers who got to a closing gave ground to get there. Only 13.5% of the homes that sold closed at or above their original asking price.

New builds reached a contract faster than resales, in a median 72 days against 98. In my read, a Burnet resale has to win its buyer early, because a finished new home down the road is usually under contract sooner. Which builders list, and where, is on Is the builder down the road really your biggest Burnet competitor? What the two kinds of home sold for, in dollars and per square foot, is on What would a buyer put on the contract for your Burnet home this month?

Which price ranges move fastest in Burnet?

The $300,000 to $349,999 range is where the fast sales are, with a median 36 days to go under contract, and builders list most of the homes for sale there. In my read, price range changes the wait more than anything else in the data.

Ranges with too few recent sales read from the twelve-month basis instead. For the town as a whole that basis shows a median 82 days to reach a contract, a town figure and not a range figure. Every range with enough sales is tabled on Why does Burnet carry more months of inventory than Marble Falls or Bertram?

How many Burnet homes for sale have already cut their price?

Most of the homes for sale in Burnet have come down from their first price. Right now 93 are priced below their original asking price, and the typical listing has been on the market 87 days so far.

In my read, each cut is a seller admitting that the first price missed, and a listing that opens at the right price skips that step, and the weeks of waiting that come with it. Whether that should change when you list is on Should you list your Burnet home this fall, or wait for a better price?

What should I check first if my listing has waited past three months?

Start with the price, because it is the one lever that works on every buyer at once. Compare your first price with what homes in your range closed at against their original asking, and with the listings a buyer sees beside yours.

Then look at promotion. A listing needs strong photographs, a clear description and an answer to every inquiry the same day. After that, look at the house and compare its condition with the finished new homes on the same tour.

In my read, the town sets the pace for every listing, and the first price, the promotion and the house decide where one lands.

Is new supply keeping up with sales in Burnet?

New supply keeps arriving beside the sales. In the last three months, 83 new listings came on the market while 52 homes sold, so a buyer here has no shortage of homes to compare with yours.

Is your home at risk of waiting too long for a contract?

Some of what slows a Burnet listing is visible before you list, and you can check it against the numbers above. If that is you, the fastest way to know is to run your address.

What a buyer would pay for your home beside a new one is on What would a buyer put on the contract for your Burnet home this month?

Your situation

When a Burnet listing waits, I look first at its price, then at how it was promoted, then at the house itself.

For your home, then: at the price you would start at, with the marketing it would get, would a buyer pick yours over a new home in Creekfall on the same afternoon tour?

Why does a home fail to sell?

Chris’s position, WIR positions library, approved September 9, 2026.

A home that does not sell has a price problem, a promotion problem, or a product problem, and usually the seller was told it was the market. Plenty of homes are marketed badly, by agents who have no system for following up and no system for responding the minute a buyer raises a hand.

In Burnet the price side shows in the listings that have already come down, and the product side in the finished homes a buyer can see the same day. The promotion side is the part a seller controls from the first day.
