Should you sell your Blanco home now, or wait? Homes are still going under contract

Quick answer

In my read, the answer in Blanco is now, at a price the closed sales in your range support: as of October 16, 2026, 8 homes are active under contract and 4 more are pending. The town reads as a buyer’s market over the past twelve months, and a price point changes which market a home is in, so the answer changes by range.

Selling above $1M? Part of this market never goes online

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.

Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.

Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

Has waiting for a higher price paid off for Blanco sellers?

In my read, a seller who waited a year sold into higher twelve-month prices, but every home that closed this quarter still sold below its first price. The figures, per square foot first, are on What is your Blanco home worth to a buyer who has watched the listings around it come down?

Are Blanco homes still going under contract?

Homes here are still reaching a contract. Active under contract and pending both mean a buyer and a seller have signed, so those homes are on their way to a closing.

Supply keeps arriving beside them. 13 new listings came on over the last three months, more than the homes that closed, and 33 homes are for sale today. A new listing is one of many a buyer can pick from, and a seller who lists now joins the 33 already for sale. The contracts show buyers will sign at a price that suits them; the closed sales show where that price has sat.

Which of those listings a buyer weighs against yours is on Homes for sale in Blanco, TX: which listings compete with a resale at your price?

Does my price range change the answer?

Most of the price ladder has no reading here. A range needs five sales over the past twelve months to earn one, and only $550,000 to $599,999 gets there.

That range closed 6 homes over the twelve months and reads balanced on that basis, while the town reads as a buyer’s market. Both homes for sale in it have already cut their price.

The ranges beside it have no reading. In $300,000 to $349,999 all three homes for sale have cut.

In ranges like $400,000 to $449,999 the town reading is the backdrop, and the walkthrough has to do the work. The town-wide reading overall, with its caveat, is on Does a Blanco buyer’s market still pay more per square foot than a year ago?

Does a long list of cuts argue for waiting or for listing now?

Most of the homes for sale in Blanco have already conceded once. A seller who waits to list joins that crowd with a first price that buyers will set beside the cut ones.

In my read, a seller who lists now at a price the closed sales in the range support gives a buyer fewer reasons to look at the cut listings first. That read rests on the contracts and the closings, and it makes no claim about where prices go next.

Who is on the other side of that comparison, and how many of them are builders, is on Homes for sale in Blanco, TX: which listings compete with a resale at your price?

What would make me wait?

I would wait for reasons that belong to the house: a repair that changes what a buyer offers, a survey or title question that needs weeks to settle, or a plan that depends on a price the closed sales in the range have not reached.

I would hold off on the town itself only if the record gave me something to measure it against, and a quarter of 8 sales gives me very little.

Sell now, or wait? Which situation is yours?

Blanco reads as a buyer’s market over the twelve months and only one price range reads differently, so the list below starts with the range. Run your address to see which one is yours.

What a buyer would pay for a home like yours is on What is your Blanco home worth to a buyer who has watched the listings around it come down?

Your situation

In Rockin J Ranch, the busiest subdivision by closings over the twelve months, a seller opens beside listings that have come down and beside homes that are going under contract. Whether to list now or later comes down to the price you open at and what your neighbors have already done.

For your home, then: which price range does it list in, and does that range have enough closed sales to price from?
