Why aren’t homes selling in Blanco? What sellers asked first and what buyers paid

Quick answer

Blanco homes that closed in the three months ending October 15, 2026 took a median 125 days to reach a contract. In my read the price they opened at explains much of the wait, since none closed at or above its original asking price. Five took more than three months, and the MLS does not record why any one waited.

Selling above $1M? Part of this market never goes online

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.

Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.

Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

9 Blanco homeowners have trusted my real estate team to sell their home in the MLS, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.

How long do Blanco homes take to reach a contract?

The table shows how the waits spread out. None of the homes that closed went under contract in the first month, and more waited past three months than fell into any other group. For scale, the Austin metro’s typical home took 56 days over the same three months.

That makes Blanco a slow town, and I would rather say so plainly. Whether a listing sits in Rockin J Ranch or The Divide, the days to contract here are a town figure, because at these counts I do not split them by subdivision. No price range reached 10 sales in the quarter either, so I cannot split the wait by range.

Did any Blanco home sell at or above its first price?

None of the 8 homes that closed in the last three months sold at or above its original asking price; as a group they closed at a little over 90% of it. The per-square-foot detail is on What is your Blanco home worth to a buyer who has watched the listings around it come down?

The record shows when each home went under contract and what it closed for, and it does not show what the seller changed along the way. A home that reached a contract in 61 to 90 days, as two did, may have opened at its closing price or come down to it, and I cannot tell which.

How does Blanco compare with the Austin metro?

Over the last three months, 15 Blanco listings failed to sell, which means they expired or were withdrawn without a sale. Set against every Blanco listing that reached an outcome either way, that is 65.2%, and the Austin metro’s share over the same three months was 39.9%.

The record carries no features of the listings that failed, so I cannot say what set them apart from the 8 that closed. What I would compare is the price each group started at, and the data behind this page does not carry that for the listings that left the market. The full town scoreboard, overall, is on Does a Blanco buyer’s market still pay more per square foot than a year ago?

Did a particular kind of Blanco home close?

Every home that closed was a resale, and they were a mix of ages: three built before 2000 and four built from 2015 to 2024. With 8 sales I cannot say that age decided who closed.

What the record does support is narrower. Buyers closed on older and newer resales alike.

How many Blanco homes for sale have already cut their price?

Most of the homes for sale have already come down. 66.7% are priced below their original asking price today, and the typical home for sale has been listed 80 days so far.

In my read, a cut is a correction that comes after the first buyers have looked. Whether a street full of cuts is a reason to list sooner or later is on Should you sell your Blanco home now, or wait? Homes are still going under contract.

What does the MLS not show about a long wait?

It shows days, prices and the dates a home came and went. It does not show the photographs, the condition of the house, how quickly each inquiry was answered or what the seller was told about price.

Those are the three places I look when a Blanco home waits: the price, the promotion and the house itself. Who a buyer weighs against yours, and whether a builder is among them, is on Homes for sale in Blanco, TX: which listings compete with a resale at your price?

Which of the three can I check before I list?

The price is the easiest. Set your first price beside the closed sales in your range and beside the listings that have already cut, and ask whether a buyer would see a reason to choose yours.

The promotion comes next: how the listing gets in front of buyers on its first day, and how fast a question gets an answer. The house comes last, and it starts with whatever an inspector would find.

What makes a Blanco listing more or less likely to stall?

A few things move the odds, and you can check most of them yourself. If that is you, the fastest way to know is to run your address.

Run your address to see what yours would be measured against.

Your situation

The listings that stall tend to come back to three questions: the price, the promotion and the house. Around Rockin J Ranch and Country Estates the closed sales are few, so the price question has little next door to lean on.

For your home, then: at the price you would start at, with the marketing it would get, would a buyer pick yours over the resale that already cut?

What makes a Blanco listing stall?

Chris’s position, WIR positions library, approved September 9, 2026.

A home that does not sell has a price problem, a promotion problem, or a product problem, and usually the seller was told it was the market. Plenty of homes are marketed badly, by agents who have no system for following up and no system for responding the minute a buyer raises a hand.

In Blanco the first of the three is the one the record can show: every home that closed in the last three months sold below its original asking price.
