What’s Stopping Your Home From Selling This Summer?

Why homes sit in summer, and three ways to fix it.

 

Most homes that sit in the summer have one of three problems: the price is ahead of the market, the condition is giving buyers pause, or the listing isn’t getting enough attention online. If you listed expecting a quick sale and you’re weeks in with few showings and no offers, you’re not alone. The summer 2025 market isn’t what it was earlier this year. In a lot of areas, more homes are coming on the market, so buyers have more to choose from. With interest rates still high, they’re also pickier. The good news is that the reasons homes sit are usually fixable. Here are three things you can do to sell quickly and for the best price this summer:

1. Check your price. Price is usually the first thing to look at. A number that made sense in the spring may not hold up now. With more competition, buyers compare every home they see, and they’ll keep moving if your price looks high for what they’re getting. Ask your agent for a fresh market analysis based on sales from the last 30 days, not last quarter. If your price is no longer competitive, a small adjustment could bring buyers back.

2. Fix the things that turn buyers off.
Today’s buyers are cautious. Many are using all their available funds to close, so they aren’t looking for homes that need repairs. Minor issues like scuffed walls, dripping faucets, or worn carpet can make a home feel neglected. You don’t need a complete remodel, but minor updates matter. Paint touch-ups, clean spaces, and simple repairs go a long way. Also, make it easy for people to see the home. If showing times are limited, your buyer pool shrinks. The more access you give, the more chances you have to get offers.

3. Update your marketing. Your first showing happens online. If the photos are dark, the rooms look cramped, or there’s no video to show the layout, a lot of buyers will skip the house before they book a showing. Ask your agent about professional photos, video walkthroughs, and social media promotion so your home reaches the people who are actively looking. Buyers expect good marketing now.
