If your Texas home is ready to list, selling this fall or winter is often a better bet than waiting for spring. The main reason is simple: fewer homes are for sale, so you have less competition.
If your home is clean, priced right, and ready to show, you may be able to sell your home faster in the quieter fall and winter market than you would in spring. A lot of homeowners assume spring is always the best time to list. It isn’t always.
Just last week I talked with a homeowner who figured waiting would bring more buyers and a higher price. When we looked at the latest numbers for his area, listing now looked stronger. Inventory is expected to rise heading into spring, and more competing listings usually put pressure on prices. By my read of his neighborhood, his home is worth about $400,000 today. If he waits and that competition shows up, my estimate is it could sell for closer to $375,000.
Fewer homes are listed in the fall and winter. That gives sellers less competition and more room to negotiate, and a move-in ready home is easier to notice. Buyers who are still shopping during the holidays also tend to be serious, especially if they need to close before the end of the year.

Spring brings more buyers, and more listings along with them. When interest rates start to drop, more sellers tend to list at the same time. That can make it harder for your home to stand out and may push prices down.
Waiting until spring can make sense if you need extra time for repairs or staging. If you’re ready now, the lighter competition and active buyers could make fall the better move.
