In the three months ending October 15, 2026, every home that closed in Sunset Canyon in Dripping Springs was built before 2015, so the sales cannot show what age changes about a price. In my read, the twelve months are the fair basis because only seven homes closed in the latest three months. They read balanced for Sunset Canyon overall at 96.2% of original asking, and a price point changes which market a home is in.

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

Last updated October 16, 2026. Sales data covers the 90 days ending October 15, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of October 16, 2026.
The seven homes that closed in the last three months sold for a median $625,000, at $244 a square foot.
Four were built before 2000 and the other three between 2000 and 2014. The typical one had 2,286 square feet of living area, and none was a new build.
Price per square foot, the figure I read first, was $301 over the past twelve months against $310 in the twelve months before. The two largest sections have median build years of 1994 and 1989, so the older houses set most of that figure.
The median sale price was $750,000 over the past twelve months against $745,000 in the twelve months before.
A typical home took 46 days to reach a contract over the twelve months, and 26 days in the twelve months before.

It reads balanced over the past twelve months, with homes closing at 96.2% of original asking. The reading is for Sunset Canyon overall, and a price point changes which market a home is in.
Supply, counted as months of inventory, is 1.8 on the twelve-month basis. That is tighter than a balanced reading usually carries, because only a handful of homes are listed at once.
The latest three months ran lower, at 92.0% of original asking, but seven sales are too few to carry a reading of their own.
The same three months last year had 11 closings, against 7 this year. Days to contract in those two periods were 22 and 59, and in my read a handful of sales cannot tell me whether that is a trend.
