As of October 16, 2026, the three builder listings in Caliterra in Dripping Springs ask a median $1,599,900, against $624,450 for the resale listings. In my read, a resale there competes with other resales first. The twelve months read balanced for Caliterra overall, and a price point changes which market a home is in.

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

Drees Custom Homes and Aced Custom Homes have three listings in Caliterra, asking from $1,499,999 to $2,299,900. They sit in two of the MLS groups, the 110′ group and Phase One, Section Two, and the table shows them beside the resales.

The other ten homes for sale are resales with a much lower asking price. A resale seller in Caliterra is mostly competing with other resales, and the builder houses set the top of what a buyer sees.

More than half of the homes for sale in Caliterra have come down from where they started, 61.5% as of October 16, 2026. Priced below original asking is how I count a cut, and the MLS does not record why a seller made one.
Every builder listing has cut. Among the resales, about half have.
The resales are young listings. A typical one has been on the market 14 days so far, and a typical builder listing 176.
The pipeline shows 1 home active under contract and 2 pending. A seller who opens high is likely to be read next to homes that already moved, and in my read that makes the first price matter more than a later cut.
Only 7 homes closed in Caliterra in the last three months, against 13 in the same three months last year, so I read the twelve months.
Price per square foot, the figure I read first, was $259 over the past twelve months against $255 in the twelve months before. In my read, the space held its price while the median followed the size and age of the homes that sold.
Over those twelve months 50 homes closed at a median $842,500, against $889,800 in the twelve months before.
The typical home took 56 days to reach a contract across the twelve months, and Caliterra’s median living area in the latest three months was 3,731 square feet.

|---|---|---|---|---|---|
| 90 days ending October 15, 2026 | 7 | $897,500 | 41 days | 94.5% | $255 |
| Same 90 days, 2025 (July 18, 2025 to October 15, 2025) | 13 | $899,000 | 90 days | 96.9% | $234 |
| Twelve months ending October 15, 2026 | 50 | $842,500 | 56 days | 94.2% | $259 |
| Prior twelve months (October 16, 2024 to October 15, 2025) | 53 | $889,800 | 79 days | 91.3% | $255 |
Caliterra sits above the town on price per square foot, $259 against $250 for Dripping Springs as a whole. On the share of original asking it is level with the town, 94.2% against 94.4%, and both read balanced, each for its own geography. A price point changes which market a home is in. Caliterra’s prices run across many ranges, and none had enough sales in the last three months to carry a table. I read them on the twelve-month basis, each for that range alone.
Homes in the $900,000 to $999,999 range closed at buyer’s-market prices over the twelve months, which is the reading for that range alone.
Sales from $1,250,000 to $1,499,999 sit in balanced territory on the same basis, again for that range alone.
The 110′ group carries the highest median sale price over the twelve months, with a median build year of 2025, and the subdivision table lists it with the other groups.
