A delayed closing is the other route: you lock up the new house now and push the closing date out to give yourself more time to sell. 2. A bridge loan or a rent-back. A bridge loan covers the gap between buying and selling, so you can make an offer that doesn’t depend on your sale. Bridge loans usually carry higher rates and shorter terms, so run the monthly math before you sign. This fits if you have solid equity and can handle two payments for a while. A rent-back works the other way around. You sell first, then stay in the house for a set time and pay rent to the buyer while you close on the next place.
