Top-Rated Real Estate Agents for Texas Buyers and Sellers

Why do so many South Austin listings never sell?

Quick answer

Most stall on price, preparation or marketing, and the buyers are still here. The South Austin homes that sold over the last three months went at about the metro’s pace, while more than half of today’s listings have already cut their price.

Public-record median: $463,000 for South Austin sales recorded in the MLS, 90 days ending October 20, 2026. The public record understates South Austin. The sales that would pull this number up trade privately and never reach the MLS, and a lot alone in Travis Heights or Zilker rarely changes hands under a million dollars.

Selling above $1M? Part of this market never goes online

The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.

Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.

Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

How many South Austin listings failed to sell over the last three months?

Almost as many as sold. Over the last three months 330 South Austin listings expired or were withdrawn, against 384 that closed.

Put another way, 46.2% of South Austin listings that ended one way or the other failed to sell, where the Austin metro figure was 39.9%. To get that share, take the listings that expired or were withdrawn without a sale over those three months and divide by those plus the homes that closed.

Above $1,000,000 the count is partial, because many sales at that level trade privately and never register as an outcome in the MLS.

How long did the South Austin homes that sold take?

They split at both ends: 130 went under contract within a month, and 114 needed more than three.

The typical sale took 52 days, a little quicker than the metro’s 56, so once buyers find the right house they move at a normal pace.

What did the homes that sold have in common?

Most gave up some price. Only 13.3% closed at or above original asking, and the typical sale came in at 93.8% of it.

Resales went under contract faster than new builds, in a typical 49 days against 90.

The houses that sold skewed old: 208 of the closings were built before 2000. In my experience the older South Austin homes that sold well had the roof, the HVAC and the foundation questions answered before the first showing.

Each ZIP code breaks these figures out for itself:

Does marketing really change whether a South Austin home sells?

Yes, and it is the part sellers see least. A listing gets most of its attention in its first few weeks, and a buyer who calls or asks for a showing then and hears nothing usually moves on to the next house.

In my experience a lot of the listings that expire here had a reasonable price and a poor first month: thin photos, slow answers to inquiries, no plan for the weekend traffic. All of that can be fixed before the sign goes up.

What should you change if you relist in South Austin?

Start with what was wrong the first time. If the price came from last year’s sales, reset it to this year’s. If the house showed with deferred maintenance, fix the items an inspector would flag. If inquiries waited a day for an answer, change who answers them.

Putting the same house back up at the same price with the same plan tends to get the same result. A fresh start works when something real is different, and buyers notice when it is.

Why do so many South Austin listings cut their price?

Because they opened above where buyers were. Of the 751 homes listed today, 409 are priced under where they started.

A cut in the second month reaches fewer buyers than the right price in the first week, and the time lost seldom comes back. Whether this is the season to list at all is on Should you sell your South Austin home now, or wait for spring?

Your situation

South Austin has buyers, and they closed more homes this past year than the year before. The record also shows a long line of listings that expired or were pulled.

Which of those two lines your home joins comes down to its first price and its first few weeks.

Why does a South Austin home fail to sell?

Chris’s position, approved September 9, 2026.

A home that does not sell has a price problem, a promotion problem, or a product problem, and usually the seller was told it was the market. It was not the market. Plenty of homes are marketed badly, by agents who have no system for following up and no system for responding the minute a buyer raises a hand.

The homes that sold here took a typical 52 days, close to the metro’s pace, so when a South Austin listing stalls I look at its price, its marketing and its condition first.
