Is 78732 a buyer’s or seller’s market for Steiner Ranch owners?
Quick answer
Neither, for the ZIP as a whole: Steiner Ranch closed as a balanced market this past year, with more homes selling than the year before. Your price range decides which side you are on, because the lower ranges favored sellers and the top ones favored buyers. More than half the homes listed now have already cut.
Public-record median: $835,000 for ZIP 78732 sales recorded in the MLS, twelve months ending October 20, 2026. That median is the floor of what the record caught. Steiner Ranch homes on the water or the greenbelt that would pull it up often sell privately and never reach the MLS.

Selling above $1M? Part of this market never goes online
The figures on this page describe the public side of this market, the sales that were listed in the MLS. Above $1M in the Austin area, a large share of sales are never listed there and never appear online.
Those sales trade on a broker-to-broker private network, and I am a participating broker. Only the agents and brokers who do most of the business at this price point use it, and a surprising number of agents do not know it exists because they do not sell in this range. It covers homes, lots, ranches and condos priced over $1M, and much of it is waterfront or in the Austin core, West Austin, Westlake and Rollingwood, where prices run past $1.5M.
Sellers and their brokers use it for privacy: no public photos or floor plans, and no showings to buyers who have not been qualified.

79 West Austin homeowners have trusted my real estate team to sell their home in the MLS, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.

Is Steiner Ranch selling more or less than a year ago?
More. Closings rose to 223 this past year from 202 the year before.
Price per square foot slipped over the same stretch, to $271 from $276. More buyers are coming out of the woodwork here, and prices are still going down by the foot. The table keeps each year on its own row.

Which market is my Steiner Ranch price range in?
It depends on where your house would list, and the table settles it. Every range is judged on what its homes sold for against their first asking price over the past twelve months.
Table 3. 78732 homes by price range. Sales are from the twelve months ending October 20, 2026; homes for sale are as of October 21, 2026. A range is a seller’s market when homes sell for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Only price ranges with at least 10 sales in the twelve months are shown. Figures describe the public (MLS) side only; ranges at $1M and above trade largely on a broker-to-broker private network, so days on market and failed-to-sell figures are not shown for them. The $550,000 range closed as a seller’s market for that range, and the middle of the ZIP, up through about $1,250,000, was balanced. Above that, the busier ranges were buyer’s markets, and the private network takes part of that business off the record.

The area-wide view that ties these together is How is the West Austin housing market treating sellers this year?
Steiner Ranch is mostly a 2000s community, with homes from the late 1990s in the first sections and the River Dance and Parkside sections later. Almost nothing new is being built, so a seller here is pricing against other Steiner Ranch resales of similar age, and the differences that decide a sale are the view, the lot backing and how updated the kitchen is.

Does the 78732 scoreboard fit your Steiner Ranch house?
It fits many houses here well, because Steiner Ranch is one large community with similar homes. Your section and lot still matter, so plug in your address for the listings a buyer would pair with yours.
- Well, if your home would list between the $600,000s and about $1,250,000, the balanced core of the ZIP.
- Less well on the water or a premium greenbelt lot, where private sales set much of the price.
- Less well if your house needs work, since so many neighbors have already cut and still show well.
- Well, for a house that is ready on the first weekend and opens at what this year’s Steiner Ranch buyers paid.
Your situation
Steiner Ranch drew more buyers this year than last and still closed a little below its first asking prices. More than half of today’s listings have come down once already.
So the house-level question is simple to ask and hard to answer from a table: at your price, how does your home compare with the cut listings a buyer sees the same Saturday?

Why do I watch months of supply in Steiner Ranch?
Chris’s position, Watters International Realty positions library, approved September 9, 2026.
Months of supply is the number I watch. It means: if no more homes came on the market, how long would it take to sell everything listed at the pace homes are selling now.
In 78732 it comes to 4.7 months on the twelve-month pace, lighter than the metro, which is why a well-priced Steiner Ranch home can still hold most of its first number.
