In the three months ending October 15, 2026, the typical Bertram new build reached a contract in 39 days and the typical resale in 83. In my read, the first price is the part of the wait a seller controls, and for a resale it decides how long the listing waits beside new builds that reached a contract faster.

30 Bertram homeowners have trusted my real estate team to sell their home, and that count doesn’t include a single buyer we’ve represented. Everything on this page comes from the same MLS record we used to price those homes.
What these numbers mean if you are selling is on Do more Bertram sales mean sellers can ask for more?, and every number on this page is also broken out in the tables on How do the 78605 numbers differ from the Austin metro and from Burnet?
Last updated October 16, 2026. Sales data covers the 90 days ending October 15, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of October 16, 2026.
Bertram’s sales sit at both ends and in between. In the last three months, 14 homes went under contract within 30 days and 13 took more than 90.
Table 1. How long the 42 homes that sold in Bertram took to go under contract, cumulative days on market to contract, 90 days ending October 15, 2026. Source: Unlock MLS.
| Days on market | Homes sold |
|---|---|
| 30 days or less | 14 |
| 31 to 60 days | 9 |
| 61 to 90 days | 6 |
| More than 90 days | 13 |
The typical home took 55 days. The two middle groups in the table, taken together, hold about as many sales as either end, so the median describes a wide spread of outcomes. In my read, the opening price is the biggest lever a seller holds over where a listing lands in it.
Bertram Oaks, a builder neighborhood, had the most closings in town over the past twelve months, and Lennar lists the most builder homes for sale, so new construction is a large part of what a seller here is measured against. The chart below shows how long each sale took to reach a contract.
New builds reach a contract faster in Bertram: the typical new build took 39 days over the last three months and the typical resale took 83.
Only 18 resales closed in those three months, against 24 new builds, so the resale figure rests on fewer sales. Even so, a resale listing is measured against that speed, and in my read a resale seller who has heard nothing in the first two months has a reason to look at the price. Who the new-build sellers are, and what they list at, is on Is Lennar the only builder your Bertram buyer will compare with your home?
Sold homes closed below their first price almost every time. Only 3 closed at or above original asking, and the typical home closed at 93.5% of it. Over the past twelve months the figure was 93.4%, so the last three months are no outlier.
That is a buyer’s market at work, for the town overall, and a price point changes which market a home is in. What the two kinds of home sold for, in dollars and per square foot, is on What is your Bertram home worth to a buyer who has just toured a new one?
Bertram’s share of failed listings is lower than the metro’s. In the last three months, 21 listings failed to sell, meaning they expired or were withdrawn without a sale, and as a share of every listing that reached an outcome either way, 33.3% failed to sell here against 39.9% in the Austin metro.
Most sellers who list here do sell, so the more useful question is what separated the quick sales from the slow ones, and whether the seller could have changed it. The MLS does not record why any one listing failed, so the reasons on this page are my read.
More than half of the homes for sale in Bertram have already cut their price. As of October 16, 2026, 54.9% are listed below their original asking price, against 58.9% in the Austin metro.
The cuts run across builder and resale listings alike, and the split between them is on Is Lennar the only builder your Bertram buyer will compare with your home?
In my read, a cut is a seller correcting a first price, and the listing has usually been in front of buyers for some time by then. The question of listing now or later is taken up in Sell your Bertram home now, or wait? How far below first asking buyers close.
Speed also depends on the price range you are in. In the $250,000 to $299,999 range the typical home took 76 days to reach a contract.
In the $300,000 to $349,999 range it took 46, and both ranges read as a buyer’s market for that range.
Each range reading describes the range as a whole, and your street and your home’s condition can still move it. The sales behind every range are tabled in How do the 78605 numbers differ from the Austin metro and from Burnet?
Some factors lengthen the wait for a contract and some shorten it, and most are easy to check. If that is you, the fastest way to know is to run your address.
What a buyer would pay for your home beside a new one is on What is your Bertram home worth to a buyer who has just toured a new one?
In Bertram, a resale that waits is usually being measured against new homes that reached a contract faster over the last three months.
The question for your home is whether, at the price you would start at and with the marketing it would get, a buyer would choose it over a Lennar home on the same afternoon tour.

Chris’s position, WIR positions library, approved September 9, 2026.
A home that does not sell has a price problem, a promotion problem, or a product problem, and usually the seller was told it was the market. It was not the market. It is also not true that marketing rarely matters. Plenty of homes are marketed badly, by agents who have no system for following up and no system for responding the minute a buyer raises a hand.
In Bertram, the homes that sold reached a contract at very different speeds by type, so in my read a listing that waits usually has something its seller can change, most often the first price.
