Lennar lists the most builder homes for sale in Bertram as of October 16, 2026, but the MLS shows 9 builder names, and builders hold 42.7% of the homes for sale. The rest are resales like yours, so the house your buyer tours after yours can be a Lennar home or a neighbor’s resale. In my read, the more useful question is which home sits at your price, whoever built it.

Last updated October 16, 2026. Sales data covers the 90 days ending October 15, 2026 and the twelve months ending the same day (Unlock MLS via MLS Grid); listing inventory as of October 16, 2026.
Lennar lists 25 builder homes, the most by a wide margin, asking from $235,999 to $292,999.
Pacesetter Homes lists 3, and each of the other builders lists 1.
The other builders ask from $339,900 to $968,000, so a seller above $300,000 meets a different set of builders than one below it.
The MLS shows 9 builder names in all, and the table lists each with its asking range.

The busiest Bertram neighborhoods by closings are builder communities. Bertram Oaks closed 37 homes over the past twelve months and has 24 for sale today, more than any other neighborhood in town on both counts.
Grande Estates and Bertram Oaks Ph 1 follow, and the typical home sold in all three was built in 2025.
Table 2. Bertram subdivisions by closings in the twelve months ending October 15, 2026, with the median build year of what sold and the count for sale as of October 16, 2026. Source: Unlock MLS.

| Dove Meadow | 6 | $313,500 | 2020 | 3 |

| Countryside Oaks | 4 | n/a | n/a | 0 |
| Whitewater Springs | 3 | n/a | n/a | 1 |
| Campo Colinas | 3 | n/a | n/a | 1 |
Countryside Oaks and Ridge Point Estates Ph 2 have no homes for sale now. Dove Meadow and Whitewater Spgs are older by build year, as the table shows.
Whitewater Spgs has more homes for sale now than it closed in twelve months, and builders list there as well, so a resale seller there meets new homes and other resales on the same tour.
Builders compete in both ranges that had at least 10 sales in the last three months. The table shows the new builds for sale in each.
Table 3. Bertram homes by price range. Sales are from the 90 days ending October 15, 2026; homes for sale are as of October 16, 2026. A range is a seller’s market when homes sell for at least 97% of their original asking price, balanced from 94% to 97%, and a buyer’s market below 94%. Each reading is for that price range only; a different price point changes which market a home is in. Only price ranges with at least 10 sales in the last 90 days are shown. Source: Unlock MLS.
| Price range | Sold | Median sale price | For sale | New builds for sale | Homes that cut their price | Months of supply | Market |
|---|---|---|---|---|---|---|---|
| $250,000 to $299,999 | 11 | $240,000 | 19 | 15 | 12 | 5.2 | buyer’s market |
| $300,000 to $349,999 | 10 | $300,000 | 17 | 9 | 10 | 5.1 | buyer’s market |
In the $250,000 to $299,999 range, most of the homes for sale are new builds.
In the $300,000 to $349,999 range, new builds and resales are closer to even. Those counts describe each range as a whole. In my read, a resale in either range is measured against a new home listed this season, so condition and the opening price carry the case.
Above $292,999 a seller meets none of Lennar’s homes. A seller above $450,000 meets builders one home at a time, since each builder up there lists a single home.
Resale listings outnumber builder listings in Bertram, 47 to 35, so a resale seller’s neighbors are the larger group on the market.
Resale sellers ask a median $535,000, and builder listings ask a median $265,999. Those are asking prices, so they compare with each other and not with what homes sold for.
Both kinds of seller have cut. 22 resale listings and 23 builder listings are priced below where they started.
Builder listings have been up a median 34 days so far, and resale listings a median 71, so the builder listings on the market are newer than the resale listings. If the cuts change your timing, read Sell your Bertram home now, or wait? How far below first asking buyers close.
In my read, a resale earns its place on the tour by being in good order and by opening at a price recent sales support, because a buyer comparing it with a new home at a similar price is looking for a reason to choose the older house. Fewer resales than new builds closed in the last three months, so the sales a resale seller can point to are few, and the price has to carry the case.
